Even in silence and snowfall, Villa 31 stands luminous, a home built not just for the seasons, but for generations.




The entrance to Villa 31 is not merely a threshold — it’s a procession. Curved limestone stairs and sculpted planters guide guests through a cascading garden approach, setting the tone for the timeless elegance within.





The heart of the home is a luminous, double-height salon framed by Corinthian columns, sculpted mouldings, and sweeping arches that evoke the spirit of European palaces. Rich marble flooring, delicately patterned, grounds the interior with a sense of permanence and refinement. From the sunlit reception spaces to the intricately curved staircase adorned with custom brass balustrades, every element in Villa 31 is crafted to impress.

Private Pool Retreat
At its base, the villa unfolds into a private sanctuary of leisure. A full spa suite includes a sauna, steam room, jacuzzi, and walk-in showers, all lined with warm woods and mosaics. Adjacent to the wellness zone, a private gym, library/office, and heated indoor pool create a balanced lifestyle of restoration and rhythm. Practicalities are handled discreetly with generous mechanical rooms, staff quarters, and secure indoor parking.

Before it stood in polished stone and stucco, Villa 31 was built layer by layer by devoted craftsmen. Every arch, every moulding, first sculpted in dust and scaffold — an architecture made by hand.

Apartment No. 14 Danesh Avenue
This project transformed a three-bedroom first-floor apartment from a dated, fragmented interior into a warm and contemporary home. Stripped back to the brickwork, the layout was fully reconfigured to improve circulation and create more functional entrance, kitchen, living, and bathroom spaces, alongside a complete upgrade of the HVAC and plumbing systems.
New gypsum partitions, updated flooring, concealed lighting, and a feature stone wall introduced a refined character throughout. The material palette was carefully selected with the residents to give each room its own identity, while water-resistant, anti-theft doors enhanced comfort and security. The result is a more elegant and practical living space that also increased the property’s market value by 35%.

We were appointed to renovate and refresh this private home for a couple, delivering a fully integrated design + build service that brought design vision and construction together under one roof.
The works touched both the character and performance of the house, from a new porch and façade enhancements to bespoke internal joinery, epoxy resin flooring to the garage, extensive crack repairs and remedial works, acoustic improvements, full guttering replacement, and complete internal replastering and redecoration.
Carefully coordinated from concept through to site delivery, the project was shaped with precision and care, resulting in a smoother construction process and a refined, high-quality finish throughout.

To create a more cohesive design and respond to the client’s vision, we used dry stone walling for the new boundary wall and carried the same material language into the façade redesign. Paired with timber accents at the main entrance and aluminium-framed elements, the palette brings together natural texture, visual warmth, and lasting durability.

At 13 West Cottages, we carried out a carefully layered programme of refurbishment, decoration, and remedial works, breathing new life into the home both inside and out. From bespoke joinery and renewed courtyards to the full replacement of windows and doors, each intervention was designed to restore clarity, comfort, and character. Internally, the bedrooms, hallway, and kitchen were refreshed, while targeted damp-relief and crack-repair works quietly resolved the deeper issues within the fabric of the building. The project was completed with the repair and renewal of the private roof terrace, including new decking, bringing the home to a calm and cohesive finish, practical, refreshed, and thoughtfully refined throughout.

The client requested no dormer addition and was keen on retaining all available space in the study room. To achieve this, we strategically reallocated stair width from the secondary bedroom, enabling us to position the new staircase in alignment with the existing stairs below. This solution provided the necessary headroom at the landing without compromising space in other key areas. The design maintained the property’s functional flow while respecting the client’s requirements for both layout and spatial integrity.

We were appointed to reimagine a large existing house for a retired couple who wished to downsize without parting from the home and neighbourhood they knew so well. Rather than leaving, they chose to reshape the property into a collection of self-contained flats, allowing them to remain rooted in place while creating a new source of income. The final design gently transformed the house into four homes, including a generous three-bedroom ground floor flat tailored for the clients’ single-level living, with three further flats arranged above. To support this new chapter of the building, the staircase was redesigned and enlarged, while a rear extension and dormer roof extension introduced greater space, headroom, and ease of use. The scheme was carefully composed to balance personal comfort with practicality, creating a thoughtful, marketable, and enduring residential asset.
