The facade is a modern expression of material contrast, featuring a combination of sleek metal cladding, warm wooden accents, and exposed brickwork that add texture and depth. Not only in the summertime, but even in silence and snowfall, Villa 31 stands luminous. It is a place where laughter echoes through sunlit courtyards in June, and warm lights glow behind frosted windows in January. Here, children grow up tracing the same walls their parents once did, and family stories are passed from one dinner table to the next. Villa 31 is more than a shelter from the elements; it is a living testament to resilience, tradition, and the enduring spirit of community, a home built not just for the seasons but for generations.




The entrance to Villa 31 is not merely a threshold — it’s a procession. Curved limestone stairs and sculpted planters guide guests through a cascading garden approach, setting the tone for the timeless elegance within.





The heart of the home is a luminous, double-height salon framed by Corinthian columns, sculpted mouldings, and sweeping arches that evoke the spirit of European palaces. Rich marble flooring, delicately patterned, grounds the interior with a sense of permanence and refinement. From the sunlit reception spaces to the intricately curved staircase adorned with custom brass balustrades, every element in Villa 31 is crafted to impress.

Private Pool Retreat

Adjacent to the wellness zone, a private gym, library/office, and heated indoor pool create a balanced lifestyle of restoration and rhythm. Practicalities are handled discreetly with generous mechanical rooms, staff quarters, and secure indoor parking.

From the cool ceramic mosaic of the steam room to the warm cedar hush of the sauna, Villa 31 offers a spa suite designed for renewal — where architecture meets serenity.

Shaping the Classical Frame
Before it stood in polished stone and stucco, Villa 31 was built layer by layer by devoted craftsmen. Every arch, every moulding, first sculpted in dust and scaffold — an architecture made by hand.

The beauty of Villa 31 wasn’t built by machine alone. Each ceiling motif, each cornice was shaped patiently by hand — layer upon layer, detail upon detail — to honour the art of true architectural making.

This three-bedroom first-floor apartment in Tehran was transformed from a dated and fragmented interior into a warm, contemporary home with a significantly improved sense of space, flow, and functionality.
The apartment was stripped back to the brickwork, allowing the internal layout to be fully reconfigured. The entrance, kitchen, living, and bathroom areas were reorganised to create a more practical day-to-day living environment, supported by a full upgrade of the HVAC and plumbing systems.
A refined interior language was introduced through new gypsum partitions, upgraded flooring, concealed lighting, and a feature stone wall. Working closely with the residents, the material palette was selected to give each room its own character while maintaining a cohesive and elegant overall design. Water-resistant, anti-theft doors further improved comfort, durability, and security.
Beyond the visual transformation, the project also delivered a strong commercial outcome. Following completion, the property achieved a significantly higher market valuation, reflecting the value of a carefully planned renovation in the right location.

At 13 West Cottages, our role was to recompose the house through a carefully layered programme of refurbishment and remedial intervention, restoring not only its appearance but also its sense of order, comfort, and permanence. The rear courtyard in this project was transformed from a hard, empty, and underused surface into a calm and functional outdoor space aligned with the architectural language of the house. At this project, we were invited to reimagine the home through a rear extension, while securing planning approval within a notably tight programme, a process completed successfully in just four weeks. The design opened the house with quiet precision, carving out a calm and independent dining area, a more secluded living space, and a kitchen rebalanced for both function and flow. A new ground floor WC and utility area were introduced to bring greater ease to daily life, while the first floor was carefully refined to improve circulation, proportion, and the relationship between rooms. The result is a home that feels lighter, more intuitive, and more generously composed, a thoughtful transformation shaped around comfort, clarity, and everyday living.






At ground floor level, the spatial organisation was carefully redefined to create a clearer distinction between the public and private parts of the home, while maintaining a smooth and balanced relationship between them. Entry is taken from the centre of the plan, with the central core, including the staircase and circulation route, acting as the backbone of the scheme. To the left, the main living room was shaped as a more independent, quieter and more private space, supporting a stronger sense of retreat, focus and everyday family use. By being set apart from the busier kitchen and dining areas, this room takes on a warmer and more composed character.

The new intervention to the elevation operates in a subtle yet effective way, rather than competing with the main built form, with particular emphasis on the entrance, a clearer definition of the extended section, and the use of materials and detailing that add greater depth, texture and character to the façade.


At this project, we were invited to reimagine the home through a rear extension, while securing planning approval within a notably tight programme, a process completed successfully in just four weeks. The design opened the house with quiet precision, carving out a calm and independent dining area, a more secluded living space, and a kitchen rebalanced for both function and flow. A new ground floor WC and utility area were introduced to bring greater ease to daily life, while the first floor was carefully refined to improve circulation, proportion, and the relationship between rooms. The result is a home that feels lighter, more intuitive, and more generously composed, a thoughtful transformation shaped around comfort, clarity, and everyday living.






At ground floor level, the spatial organisation was carefully redefined to create a clearer distinction between the public and private parts of the home, while maintaining a smooth and balanced relationship between them. Entry is taken from the centre of the plan, with the central core, including the staircase and circulation route, acting as the backbone of the scheme. To the left, the main living room was shaped as a more independent, quieter and more private space, supporting a stronger sense of retreat, focus and everyday family use. By being set apart from the busier kitchen and dining areas, this room takes on a warmer and more composed character.
In contrast, the rear extension created an open, bright and continuous space for the kitchen, dining area and informal sitting area on the right-hand side of the plan, with a stronger connection to the garden. The dining area is positioned beside openings facing the rear garden, reinforcing the relationship between inside and outside, while the kitchen, centred around an island, became both more efficient in functional terms and a natural hub for daily interaction. The ground floor WC and utility space were also carefully placed within the middle of the plan, close to the stair core, improving the day-to-day performance of the house without disturbing the clarity, balance and legibility of the layout. The result is a ground floor that feels more fluid in circulation, stronger in function, and lighter, more cohesive and more generous in its support of everyday living.

At the same time, the reconfigured bathroom plays an important role in improving the overall functionality of this level. The result is a first floor that feels more balanced, more efficient and more refined, completing the wider transformation of the house in a thoughtful and cohesive way.

31 Cranbourne Gardens transformed a large family house into four self-contained flats, enabling a retired couple to downsize without leaving the home and neighbourhood they valued. The scheme created a spacious three-bedroom ground-floor flat for comfortable single-level living, with three additional flats above, unlocking the property’s long-term income potential.
Form + Function Studio carefully reorganised the building to balance personal attachment, practicality, technical requirements and market value. A redesigned staircase, rear extension and dormer roof extension improved circulation, headroom and overall efficiency, creating a well-resolved and enduring residential asset.

Warm timber finishes, a soft neutral palette and carefully layered lighting bring cohesion across the room, while the large garden-facing windows draw daylight deep into the interior and create a strong visual connection with the landscape. The client affectionately referred to the space as a “den”, a private retreat where they could withdraw from the rest of the house, surround themselves with the things they enjoyed and comfortably spend hours in their own world. Our aim was to translate this deeply personal idea into an interior that felt secluded, warm and entirely their own.
The layout is organised into two distinct yet visually connected zones. A generous study area, complete with a full-height bookcase, reading chair and spacious desk, provides a comfortable setting for reading, writing and occasional work. Alongside it, a dedicated resting area with a comfortable bed allows the client to pause, relax or take a short rest without leaving the room.

St Neots Apartments is a residential conversion project that reimagines a former three-storey sofa workshop and gallery, previously in commercial and industrial use, as 14 contemporary flats comprising a mix of one and two-bedroom homes. The ground floor is dedicated to access and shared circulation, while the residential accommodation is arranged across the upper two floors.
Located in Cambridgeshire, the project was led by Form + Function through RIBA Stages 2 to 4. The scheme was shaped by intelligent spatial planning, generous natural light, and a careful response to its setting. Following the completion of structural reinforcement works, the building was prepared for its next life as a thoughtfully designed residential development.

A Thoughtful Transformation into Two Family Homes
This is another of our live Design and Build projects, currently progressing from planning towards delivery. The proposed scheme has been carefully developed to accommodate two families comfortably, providing a generous three-bedroom ground-floor flat and a four-bedroom duplex across the first and loft floors, each with sufficient private outdoor space and on-site parking.
Despite the substantial increase in accommodation, the design avoids placing an inappropriate burden on the surrounding area. The scale, form and materials have been carefully considered to respect the established character of the neighbourhood, while improving the architectural quality, functionality and long-term value of the property.

This allowed the client to move forward with clarity, not guesswork. The final scheme created a generous three-bedroom flat at ground-floor level, with a four-bedroom duplex arranged across the first and loft floors. The 3rd floor was also designed with the flexibility to operate as the 3rd flat in the future, subject to the necessary approvals.
What had once been a stalled investment became a clear and workable development strategy. Through careful design, commercial thinking and a willingness to explore every possibility, we helped reveal the value that had always been hidden within the property.
